Failure to comply with the law can render you liable to prosecution that can lead to heavy fines & or imprisonment.

Please see below for details of legislations you MUST COMPLY WITH or certificates that you MUST HAVE.

RESIDENTIAL

	The Private Tenancies (Northern Ireland) Order 2006
	The Rent Book Regulations (Northern Ireland) 2007
	If you have a gas supply to a property you must have it inspected every twelve months and hold a current CORGI® gas certificate for both the supply and any appliances.
	Electrical Safety Certificate (fixed installations) every five years.
	Electrical Safety Certificate (portable appliances) every twelve months.
	From late 2008 your property will need an Energy Performance Certificate, so book your appointment now for an inspection.

HOLIDAY

	If you have a gas supply to a property you must have it inspected every twelve months and hold a current CORGI® gas certificate for both the supply and any appliances.
	Electrical Safety Certificate (fixed installations) every five years.
	Electrical Safety Certificate (portable appliances) every twelve months.
